Villa Boraë is a stunning, fully renovated modern property of 260 m², ideally located in a peaceful and sought-after residential area of Sainte-Maxime. The villa boasts panoramic sea views from every room, including all bedrooms, as well as from the pool, garden, and terraces. This rare find offers both tranquillity and proximity, being less than a 10-minute walk from the bustling town centre and just 15 minutes on foot from the beaches.

One of the bedrooms is a self-contained 20 m² suite with a kitchenette, ideal for added privacy. The main floor features a bright, open-plan living area with high ceilings, a fully equipped kitchen, and a large terrace with outdoor dining and lounge furniture overlooking the Gulf of Saint-Tropez.

Outside, guests can enjoy a 1,300 m² landscaped garden, a private 12 x 4 metre swimming pool (secured and optionally heated), and 300 m² of terraces on different levels. The villa also includes a petanque court, shaded seating areas, sun loungers, a hot/cold outdoor shower, a plancha grill, and an electric car charging point. Private parking is available for 4 to 5 vehicles.

The property is equipped for maximum comfort: air conditioning in all rooms, high-speed Wi-Fi, a smart TV with international channels, a washing machine, dryer, ironing facilities, and high-quality linen and towels (including beach towels). Baby equipment such as a cot and high chair can be provided upon request.

Just a 3-minute walk from the sea, the villa offers easy access to beautiful coastal walks and swimming spots. The port of Sainte-Maxime, with its shops, restaurants, cafés, and ferry service to Saint-Tropez, is only a 10-minute stroll away. The popular Nartelle Beach, known for its beach clubs and watersports, is just a 5-minute drive.

Optional services include pool heating (available May to September at €150 per week), and mid-stay cleaning for longer stays (€450–590 depending on the level of service). For stays of three weeks, a full mid-stay cleaning and linen change is mandatory.

Check-in is available between 5 p.m. and 7 p.m., and check-out is between 9 a.m. and 9:30 a.m. The nearest train station is in Saint-Raphaël (30 km), and Nice International Airport is about an hour’s drive via the motorway.
